Housing - Renovation: Large fixed window for pitched roof, cheaply

    My architect friend has suggested a fixed window in my pitched roof (approx 40deg), mounted on an insulated curb. Approx 2400 x 1000. I understand the theory, and have found products from duplus (£1200), rooflights pitchglaze (£1600). I think this is also known as a 'laylight'.

    I'd like to construct something cheaper if possible - I can buy the 2400x1000 triple glazed unit itself for £400. Can I get the roofer to mount that on a curb together with some aluminium profile and silicon? Is there a cheap DIY solution that is tried and tested?

    Go for it!

    No lead allowed above or near the glass, I would use a 3g unit stepped all round, even 100mm

    Top detail is crucial, I sle whatever tiles ir slates you are using simply sail down over the top of the glass the lap length.

    At the bottom the glass sails over the top of them so it does not sir quite parallel with the rafters,

    Secret gutter each side with your Ali angles to help the secret gutter could be grp bespoke cut with Ali angle used to lap down into it with a small dressed Ali tail flashing to exit water into the tiles, at the top I would direct roof water away from the entry to the secret gutter and use tillers under the edge tiles or slates

    I would make it smaller, you already need a crane to lift it!

    We did this with a much smaller roof window, the joiner made a hardwood upstand frame with a rebate to take a dg unit and an alu capping, and the roofer made a lead dressing to go round it.

    For our small size, the labour probably cost the same as a velux would have, but it was exactly the right size. It looks ok, but not elegant.

    If it doesn't open, then plan how you are going to clean it (they attract bird poo etc) and whether it is a fire escape route.

    Also consider that the frame is not thermally broken so is a cold bridge for condensation.

    Building control seemed to be happy with it but didn't look closely.

    £400 is cheap for that size of glass.

    I am just about to fit my own roof lights which are triple glazed at about 1msq. My units with self clean glass are £260 each.

    I am not using any aluminium brackets/flashing just sinking my glass into a rebated wood around the perimeter. The top pain is over sized and so the water will run off the unit and away from the upstand. My pitch is 12 degrees but at 40 you will have very little issue with slow moving water.

    My metal flashing around the upstand box will meet the over sized top pane. I will just run silicon around this junction to stop water tracking back through this weak point.

    Yes that's the answer - a coating which with the UV sky radiation catalyses dirt to convert to water-soluble form which gets washed off. Pilks do it.

    Scottish building standards do require that certain upper floor windows can be cleaned safely without using a ladder, usually by tilting the glass over so that it can be cleaned from inside. There are exceptions, eg if the roof light is all up above head height, as ours was.
