    When developing a rear extension to a terraced house under Permitted Development (Class A) do I have to include the eaves overhang within the 3 m restriction or do I just need to make sure that the walls are within 3 m?

    "Measurement of the extension beyond the rear wall should be made from the base of the rear wall of the original house to the outer edge of the wall of the extension (not including any guttering or barge boards)."

    I wonder if the wording barge board allows for any element of overhang or describes a fascia board attached tight to the render/cladding ?

    For a government quasi-legal document I think it's pretty well written. Simple, complete, concise — pick two. They've dropped concise (there's a lot of repetition) which seems reasonable to me.

    Up to 1 metre from the building for solar panels (not 200 mm), PD for wind turbines doesn't need MCS, can cover up to half the available curtilage with free standing PV (not limited to 9 m² of panels).... :tongue:

    Send them an email pointing that out: the DECC people I've dealt with re their Web site have been quite keen to fix omissions for example...

    I'm going to give a planner a call but how would you interpret the Class G development regarding chimneys?

    We need to do some significant repairs to our chimney when we do our loft converison but we don't need to "install", "alter" or "replace" it. I'd therefore assume "repair" is permitted development.

    I don't think repairs count as development unless they amount to demolition and rebuild. If you are taking down the chimney or rebuilding the top perhaps take photos before hand in case an annoying neighbour tries to make out it's taller than before.

    FWIW, I had local planning dept come out and check my in-progress works, having had a neighbour (actually more than one I think) contact them about the lack of planning permission (it's PD), and the planning officer passed it without batting an eyelid at the larger-than-usual overhang (600mm or something, I forget what exactly I've made it - whatever it took to shield two-thirds of mid-summer midday sun).

    Yeah we have a wee bit of a problem there. We're west south-west facing so our eaves isn't going to help much on a hot summer's afternoon. I had it my mind we'd build a pergola extending out from new extension (and grow something deciduous over it) but we won't be able to do that under PD will we...

    Hmm. It'll still help a bit despite the orientation.

    Mine is SW - what I did, was find a solar calculator, and got some sun height angles for June, and August - midday, 4pm etc. I then created some planes at these angles in Google Sketchup, and played around with eaves overhangs (don't forget gutters - they add a chunk too) and window sizes and shapes.

    Alternatively, have you seen the Fakro / Velux retractable external awning blinds? Maybe you could find something similar, or just hang something removable from the eaves overhang?

    Build the pergola/canopy structure as a detached building then it would be PD under class E (subject to all the criteria)
    There is no minimum separation distance from the house itself so in theory even a tiny gap would mean that it is an outbuilding and not another extension in addition to your PD extension.

    Hmmm. Pergola as 'Brise soleil'. Interesting idea. Thanks. I might borrow that... :bigsmile:
