    Our potential mortgage provider for a selfbuild is requiring a sap rating before mortgage approval. Can anyone PLEASE give me some info about how to do this fairly easily? I have looked at other threads on the topic on this forum and the forms look daunting - is there a beginners' guide or some such?
    This is my first contribution to the forum having just joined.:confused:

    You will need one of these for building regs or at least some thermal calculations. How far you down the lines with plans and stuff?

    As Tony suggests these are usually done at building regs stage as construction and heating specifications need to be entered. Just enter 'sap assessments' into an internet search and you'll get lots of companies offering their services. They should cost in the region of £80-150 for the design (building regs) stage SAP and then £25-40 for the as built SAP and EPC. NHBC used to be one of the cheapest but that may only be for larger housing developers rather than one off projects.
    If you haven't already submitted a building regs application then you'll have to work to the new building regs document L1A which came into force on Oct 1st which requires substantial improvements on the previous version.

    thanks for replies - we are taking over plans for a build that has planning permission with the necessary plans okayed by the local council's planning dept but no building regs. We don't really want to pay out for building regs before finding out if mortgage provider will provide. Happy to do a sap or have one done but time is of the essence.

    Section 4.10 of England and Wales Building Regulations Approved Document L1A (2010) states:

    "...before work starts, the builder shall carry out a calculation that demonstrates that the DER of the dwelling as-designed is not greater than the TER. This design-based calculation shall be provided to the BCB, along with a list os specifications used in calculating the DER."

    Best bet for SAP calculations is to usethe search for an assessor functionality on the Landmark website:

    In section 'Report Required', use the drop down box to change to 'SAP-Energy Performance certificate' and the search functionality to find an assessor who, by being on that site, will be an accredited On Construction Domestic Energy Assessor (and therefore qualified to produce the EPC at As-built stage).

    The SAP Assessor will require full plans, sections and elevations of the proposed dwelling, proposed constructions, heating, hot water, ventilation and details of any proposed renewables and will take what you provide, enter it all into approved SAP Software and if necessary advise on what extra may be required to achieve compliance.

    An EPC *MUST* be produced by an accredited Domestic Energy Assessor (DEA) for existing dwellings or an accredited On Construction Domestic Energy Assessor (OCDEA) for new build.

    As L1A 2010 now requires a design stage submission now as a mandatory requirement and an as-built Energy Performance Certificate, the fact that the software is free, whilst worthwhile for checking out possible solutions to consider, doesnt help a great deal if the person using it doesnt understand the inputs and doesnt follow the correct conventions for measurement and then can't be used to produce the necessary EPC in any respect (whether new regulations or previous).

    You are confusing SAP Calculations and EPCs....more specifically On Construction EPCs.
    Building Control can accept SAP Calcs from anyone they think competent, BUT OnCon EPCs can only be produced by accredited Assessors.
