Housing - New Build: Does Code Level 3 require us to employ MMCs?

    I work for a Housing Association; as such we are trying to prepare for any problems that meeting the Code for Sustainable Homes may incur for us.
    I have been informed recently that to meet Code Level 3 we will required to employ Modern Methods of Construction. Could anyone substantiate this claim for me?

    The answer has to be No. I don't see anything in the CSH which states what methods of construction should be used. This goes for all 6 levels.

    I can't think of any requirements that force you to use MMC at level 3. The only issue that I can think of is airtightness, the more air tight, the more credits you get. It is easier to get higher levels of air tightness with MMC than traditional build but that's only because of construction standard rather than material use - I'm afraid builders in the UK are sloppy.

    P.S. I'm a trained Code Assessor.

    Thank you both for your comments. It did seem to be a very strange requirement for the CSH to insist upon.

    However just as I type this I have opened a link to the Building magazine [issue 32]. Max Wilkes takes an in-depth looks at what kind of schemes the Housing Corporation wants for the funding it provides us with.

    To improve design and construction quality one of the corporation initiatives requires that 25% of the dwellings it funds, through social housing grants, must use modern methods of construction.

    I would assume that this requirement combined with the need for us to reach Code Level 3 is where this rumour originated. Thank you for your assistance, I think we can safely say that this myth is well and truely BUSTED!
