    We're planning to build a detached timber garage. It needed planning permission and we already have that. I also know that it needs building regulations (because of its size). What I'm concerned about is what the practical implications of it needing building regs are. I haven't been able to find a summary - all my searches return links about whether you need regs or not. So if anybody can point me to a summary, that would be useful.

    My particular concerns are: what are the rules about timber outbuildings near boundaries? It's not a dwellinghouse, so which set of regs apply? What about electrical and other services?

    can you make it small enough to sail under the regs size limits?

    I don't know for sure but I imagine all of the Documents would apply subject to specific exemptions within them. (and there are a lot of these )

    I don't think that would be easy. I'll check the size limits, though.

    For Class 6 (small detached buildings) B.Regs A to K, M and N apply. Part L may apply as well if floor area exceeds 50 sq m.

    Talk to your B. Control, they are generally very helpful.

    Building a detached garage of less than 30 square metres floor area would not normally need building regulations approval if:

    * the floor area of the detached garage is less than 15 square metres.
    * the floor area of the garage is between 15 square metres and 30 square metres, provided the garage is at least one metre from any boundary, _or_ it is constructed from substantially non-combustible materials.


    The 1 meter rule it to stop fire spreading to a neighbours building. If it's very unlikely or not possible the neighbour can build a habitable room on their side of the boundary then the BCO may relax the rules. Discuss what's required with the BCO.

    sounds like no regs to me is it bigger than 30m2?

    It seems to me that it'd be quite difficult to make a double garage less than 30 m² which allows easy access and room for the inevitable odds and ends that get stored round the sides.

    Thanks for the advice and the link Ted (and Colin). I'll explore around the link but I don't think any exemptions apply. I've talked to building control now so I'll take it from there. I am a little surprised there seems to be no summary. Perhaps there are just too many different cases.
