The idea is that the Government will underwrite the housing market to a limited degree. Sounds a good idea in principle, but it will mean that if the housing market dips, the Treasury may have to extend the scheme to more than £3,500 million to boost prices (if it doesn't the liability will show up in the Government books): If it does this (and perhaps even if it doesn't), all future Treasury administrations will be dependent upon *preventing* new housing so that the market does not fall.

This doesn't bode well for the concept of green building. What does everyone else think?]]>

· Changes to the rules for new agricultural workers’ dwellings.
· Improvements to make it easier to build affordable housing in Shropshire, including changes to the definition of affordable housing.
· Introduction of minimum size standards for affordable properties.
· Helping builders’ cash-flow, by allowing a longer period in which to pay their affordable housing contribution.
· Developer contributions to affordable housing will remain at 13% until 31st March 2013, by which time the five yearly review of the viability assessment will be available to inform future rates.

Where local residency is used as one of the criteria to support connection, it must

Times are tough, everybody is in debt, and everybody is living on credit.

A tourist visiting the area drives through town, stops at the motel, and lays a $100 bill on the
desk saying he wants to inspect the rooms upstairs to pick one for the night.

As soon as he walks upstairs, the motel owner grabs the bill and runs next door to pay his debt to the butcher.

The butcher takes the $100 and runs down the street to retire his debt to the pig farmer.

The pig farmer takes the $100 and heads off to pay his bill to his supplier, the Co-op.

The guy at the Co-op takes the $100 and runs to pay his debt to the local prostitute, who has also been facing hard times and has had to offer her "services" on credit.

The hooker rushes to the hotel and pays off her room bill with the hotel owner.

The hotel proprietor then places the $100 back on the counter so the traveler will not suspect anything.

At that moment the traveler comes down the stairs, states that the rooms are not satisfactory, picks up the $100 bill and leaves.

No one produced anything.

No one earned anything.

However, the whole town is now out of debt and now looks to the future with a lot more optimism.

And that, ladies and gentlemen, is how a "stimulus package" works.]]>

The triumphalism of the shifty RES lot (smug is too polite a word) on getting their appeal granted did nothing to endear them to anyone. Their reaction was totally inappropriate and unprofessional.

Taken from the article in the Bridgnorth Journal: “Around £4 million annually could be raised to spend on improving services, infrastructure and facilities in [the county] under a new charge on developers.”

The Council’s Cabinet has agreed on a levy rate of £40 per sq.m “for residential development in towns and key centres” which is “equivalent to about £4,000 for a new 3-bed home”, and £80 per sq.m “for residential developments in rural areas, equivalent to about £8,000” [per 3-bed home].

“The majority of levy income would be ringfenced to the area where new developments are taking place.”

If it is a replacement for any existing schemes, the best that can be said of it is that at least you can work out what they’ll be demanding off you now, although you’ll still be held to ransom by the “up to 48%” of the building cost for barn conversions in Shropshire.]]>

It is not about selfish gain at the expense of the planets resources, nor is it about the explotaition of its wild life. ( which includes all captive creatures presently used in farming and for entertainment purposes ) It has nothing to do with consumerism, commerce or personal enterprise, either. For some people Green building = reducing carbon emissions (with or without reference to embodied energy). For other people, Green building = reducing ecological impact (including but not exclusively carbon emissions). And for others, Green building should, in addition to reducing ecological impact directly, also be compatible with supporting local distinctiveness and a 'green' lifestyle.

Mostly (and overall) these motives/definitions are probably not incompatible, but when specific choices are to be made they may come into conflict (e.g. it is often stated, rather dismissively, that rainwater harvesting is not 'green' on account of the carbon costs involved in the micro-pumping needed to use the water harvested vs. the economies of scale that favour using drinkable water to flush your toilet. But I wonder if that takes into account the issues of sustainable urban drainage in having your entire roof run-off go into an already fragile victorian sewarage system, rather than tank & soakaway?)

I have a few suggestions for a quick reform:

* Elders only (over 50 yrs old).

* No lobbying by business allowed (even green businesses).

* Only people with a humanitarian history allowed (with an elders only system this should be easy to gain evidence of)

* No political parties, just people.

It struck me how disconnected local Policy is to national Policy. In my area we're planning to increase carbon emissions by 2031 (projections show a minimum of 4% increase according to the Regional Agency) and the local politicians refer to climate change as a 'green issue'. I listened to Simon Hughes (same party as my MP and the local politicos) who seemed to have such a different perspective on the whole thing that I wondered if he's actually in the same party as my local mob.

Is it the same everywhere else? (or is it just us)]]>

It is my contention, that the most thermally optimised house with its solar / wind power generator, its most lovingly restored original features, its log burning stove, its triple glazing, its state of the art air conditioning gadgets, is no more than a tomb if not built upon the strong ethos, of - True - respect and empathy for the environment which surrounds. For, as all will be aware, the quality of the * foundations * of any structure is of supreme importance.


You might state that you love your home and your familly, yet to ignore the plight of your extended home - this Planet- and your extended familly, the insects, the birds and the animals without which you could not survive,. is to create a mockery of life , a mere semblance of stability. For to live without balance is to promote certain doom, to produce nothing but an empty, meaningless shell, a dead thing devoid of a heart which should beat vibrant at its centre.

Do I preach to the choir, here, on a Green forum ? I do not think so, for if that were the case I would have witnessed a significant shift in the world at large by now.

I say this because, those of you who are drawn to this forum are more POWERFUL than you could ever really aoppreciate, what you say, do and represent has repurcussions, globally.

Therefore all it really takes is for you people to NOT make purchase's at these large conglomerate supermarkets and simply spread the word. Boycot the milk. Infact, why not boycot the damn supermarkets altogether and TAKE BACK THE REINS of control of your world and of your life, instead of leaving them in the hands of those who do nothing but rape the environment and poison the people for their own gain. Without input from you, these huge explotaition establishments would simply grind to a halt. It is, after all, *your * hard earned cash, * your* loyal patronage, that keeps the monster alive and kicking. So please, do not continue to feed it.

Sure, this could be just another ' heard it all before', yawn, yawn, rant about saving the planet. Another sad and useless effort to motivate the public out of their stupor. Yet, it need not be, for those of you that read this are no ordinary, everyday, deeply entrenched , deeply conditioned members of society. Or are you ?

Indeed I hope not, for it is you who stand to shape this world for the better. That being the case, you have responsibility. Your ecological stance appoints you as the true masters at the helm of this planet.

This is what Ecological building and lifestyle is all about - It is the Very ESSENCE of any TRULY GREEN ENTERPRISE.

Protect what is yours to protect- now - and you guard against, not only the subjugation of your own rights, but also the future rights of your children.
