Housing - Renovation: Budget Dormer options

    Luckily we have sea views from the rear of our victorian terrace. Currently just have the attic boarded out, a velux and currently just being used for storage.

    We don't need space so a full dormer not really what we're after. What are people's experiences with maybe a set of French doors and a small balcony or maybe even one of those balcony veluxes or equivalent.

    It would be quite nice to have an 'upper deck' as opposed to an extra room so to speak.

    Any thoughts or preferences?

    5k fines available if the room has a floor and a window and couple of other things and not fully comply with building regs, planners will need to give permission for ant kind of balcony. Rarely enforced or levied

    For me dormers are a no no as they never get insulated properly ideally U=0.1 or better

    When we did the attic in our last place, we got the biggest standard velux that we could, which was top-hung and covered a lot of floor area. When opened, it swung up above head height, so it was like having a balcony with a glass roof above it. Space for 2 to sit below it.

    Wasn't too expensive iirc, no structure changes, and we had no problems getting planning or building warrant for 'a velux window’.

    We don't use a balcony many days in Aberdeenshire but it was great on those days!

    Will's option looks like a good one. I wonder if it is not street side (i.e. rear as you say) whether fitting two side by side to increase the effect might be an option. Could look a bit odd but it might fly :smile:
