    I've just sent out my drawing to my shortlisted timber frame suppliers, including one in Latvia. The Latvian company replied within an hour saying they had a full order book and could not quote :sad:

    I hadn't realised property construction had picked up so much!

    So I have a to find another timber frame company to take the place of the Latvians, any recommendations?

    I'm in South Cumbria, but distance does not appear to be a problem to most TF suppliers, after all it would be me paying!

    Have you considered talking to the I-beam/glulam type suppliers? They do design services and supply all the details you'd need. More cutting and nailing than with a TF kit but maybe worth a thought.

    I talked to Pasquill in Inverness (they have branches all over the place - eg, Chorley between the M6 and M61) last week - they're doing drawings and quotes for my rafters including window details and so on. In some ways I wish I'd stuck with my original designs which had more I-beams in the floor and so on and just gone to them for the whole house structure. Could perhaps have saved a lot of messing around.

    Try the guys who cam ever to france for us - clearly distance no issue!! - Turner Timber Frames in Hull. No relation despite same name!! Very, very good. Jonathan

    What performance are you looking for in terms of air-tightness and U-values?
    What type of foundations will you use? If you use traditional strip foundations under a high performance TF house, half the heat-loss from the house will be through the wall/floor junction.

    There is a firm in Ireland who offer budget passive house package, along with attractive options on insulated foundations, great air tightness and u values. I had something like that in mind!:wink:

    Tony, just how much, in percentage terms, is DIY cheaper that TF? In analysing the various TF quotes maybe I need to include the DIY option as the fall back position!!!?

    Just a quick update, I sent my drawings to 6 timber frame companies, 2 declined to quote as they were too busy and of the rest, the most expensive was double the price of the cheapest.

    That's been my experience too when getting quotes for engineered timber. I've gone with the cheapest (unless otherwise disqualified) edit: [on each occasion] and haven't been disappointed (so far - famous last words!)

    Interestingly, the cheapest is a local firm, just 8 miles away. I've visited them and although a small setup they were enthusiastic. From what I can gather their bread and butter is standard kits for a number of medium sized companies, the self build stuff and the one-offs fill the rest of the time.

    Did they all quote for the same thing? Design, manufacture and erect of open panel platform frame structural kit. Did any offer 'extras' or are all the quotes like for like.

    Do you mind giving a list of the names of the companies which have quoted you? Someone might be able to offer advice or experience?

    I started another thread about quote analysis, I agree I need to ensure I'm comparing like with like and to identify what some have included and which others have identified as extras.

    Although they all got the same drawings and brief not all quotes deliver a standard package, in one case I am being offered a kit of parts which I would have to fix together to form panels, at the other end of the scale I get a tried and tested passive house (didn't actually ask for a passive house but that's all they now supply).

    Well it sounds like one kit is a stick build system to 'DIY' and the other is a factory made, erected closed panel system?

    If that is the case, no wonder one quote was twice the other

    The feedback I got from the firm offering a stick build kit was that they were too busy to offer anything else.

    In preparing my short list I talked to a number of companies, of these, 3 said right at the outset they were too busy to quote. The brief was specific, factory made, erected closed panel system, however this has not stopped some providing quotes for open panels and stick kits. Maybe they are too busy to read the brief!
