Building Regulations and Standards: terminal flue position

    Can anybody tell me how far the terminal flue position of a condenser boiler should be from the boundary of the property. The plan is to put the boiller high up on the kitchen wall which is on the side of the house. This will mean the flue will point directly into the neighbouring property.

    I think you need to refer to the installation instructions as it depends on the boiler.

    Also you would need to make sure it did not constitute a nuisance to your neighbour as they could insist on it being moved if it was.

    Part J of Building regulations states 600mm. This is for gas boiler with natural draught, fanned draft or open flue and oil burner with pressure jet. Flues from oil vaporising burners should not face boundaries.

    I have had a look (nope sorry, I asked someone else) and a condensing combi flu will need to terminate 2.5m from a relivant boundry. or take it straight up.
