    Hi
    Looking for a SAP assessor for 11 flats.
    They are change of use in existing building, previously office, now reclassified as residential.
    Not sure if this is Part L1a or 1b.
    Please let me know if you're up for it.
    (they are in Banbury).

    Conversions are L1B.

    This means that the flats won't have to pass SAP assessments, you just need to follow the construction U-value standards in L1B. You can also use electric hating without worrying about being penalised by SAP.

    You'll need an EPC for each flat at completion which is actually produced using SAP (not RDSAP which is only used for existing dwellings) but this is just the method for assessing the EPC rating, no need to pass.
    But because you don't have to pass the SAP you can leave the EPC process until the end of the job.
