    Could anyone let me know what part L regs apply to a conversion of an office, built approx 15 years ago, to resi? 2010 L1A seems to just focus on erection of new dwelling.

    Part L1b for sure you might have to do it new build regs in some circumstances.

    why aim at building regs? why not aim a lot higher?

    It is a spec development, but yes, will aim higher than L1B. If the project comes off I will seek further advice!

    From April 2013 I think you may also need the ammendments but I haven't checked if Part L is ammended...

    I don't think you need worry about Part L1a because of section 3.5.

    You will also need to comply with many of the other Approved Documents. Worth checking out Part B (fire) and E (Sound) early on as they are likely to have implications for the structure (walls, floors, ceilings, doors & windows, stairs etc).
