    Just had one done on a shop. Ground floor, mid terrace with a basement, one large room plus staff kitchen and toilet, normal gas central heating system, no air con. Cost me £345. The domestic EPCs I had done a few months ago were £50 each. Is this discrepancy a valid reflection of the additonal work involved? If not, how do I go about climbing aboard this gravy train? Is it likely we will see massive over supply as in the domestic sector or will the rates hold up?

    Massive oversupply - soon. A friend forwarded me the number of assessors in training. Despite having studied most of the course work she has decided to leave it a while before paying to get the qualifications. See how it pans out. There is a lot more to do over an RDSAP based EPC. You break the building into zones of equivalent thermal performance, and then have to work out how each area is heated. Not as simple as the House + 2 extensions in RDSAP. Plus you need to know a bit more about contsruction than cavity, timber frame or system built .Think of all those fancy frontage shops have!

    However - for a simple shop like the one you'd mentiond I'd have expected the price to be lower. May be the different in Commerical EPC sis that the people doing them are "professional" and want a professional rate. the problem with domestic EPC has been the ability of anyone with £2-3000 to get on the course with no previous experience of houses other than "living in one". I think commercial might be a bit more off putting to Jo Public.

    So backs up simons comment about professional rates for the work.
