    To get a Code level you have to do the energy calcs in SAP.

    If no heating system is provided, SAP assumes portable electric heaters. A pure passivhaus has no heating system beyond the MVHR, which is electrically driven and therefore equal to electric heaters in SAP's eyes.

    It is nigh on impossible to get any useful Code level when electric heaters are used.

    So if you build to passivhaus standard, if you want to get a Code level, do you have to find a friendly flexible SAP assessor who fiddles the calculation?

    Or is there a legitimate way of making it work?

    Does anyone know if new SAP2010 pays any regard to this issue?

    I got mine past without a SAP calc :bigsmile:

    couldnt do one as stated above and no boiler etc

    Yes, you 'specify' a possible heating system, be it mains gas, LPG or Oil, but just don't get round to installing.
    BC will sign off with out too much hassles...
    We are going through this very process now for a client, who is going to have a lovely house with no 'conventional' heating system.

    That's probably the way to go Daryl, but it does mean that you need a flexible SAP assessor do issue you the certificates.

    If anyone has come across a fully conventional way of doing this without special dispensation from building control, please let us know!

    Over here in ireland we have a similar situation. Our version of SAP (BER) also penalises passivhaus. Two passive level houses came in at B1 ratings because there was electrical elements in the mhrv and this was considered the main heating system.

    To be honest, if a passivhaus cert if furnished in place of a SAP cert, its a very dumb BCO or solicitor to make an issue of it.
