    I had sash windows installed in 2010: a local (Yorks) co, DG, engineered wood, sliding and tilting, very heavy, very expensive, look great. Problems have always been dealt with by the co but it's now gone bust. I have a problem with one of the windows: it's jammed slightly open. I think the lift and tilt balance has got damaged. Before I contact another co to look at it, I'd like to be clued up. Are the balances standard in modern sash windows? Are they easy to obtain? Do I need to know the weight of the window? How big a job will it be to replace the balance? Do I need to replace both of them? I'd be very grateful for any information or advice.

    Here are a couple of links for spiral balances. You'll need to know the window weight, you'll need to replace the pair, you'll be better off employing an experienced joiner unless you're strong and handy with tools

    Thank you. Very helpful. No, I'd no intention of tackling it myself but it always helps to be a bit clued up. I hoped to get the weight from the co which installed them but the co boss has stopped answering his phone and his email. Do you know if the online calculators for working out the weight by measuring the window are accurate? What about the weight of the glass? Could I just get the balances designed for the heaviest windows? Or would too heavy be as bad as too light?

    Mighton's online calculator will be OK to use, short of removing and weighing the sashes. It'll put you in the right ball park and the spiral balances are usually weight bracketed.
