    Just had an email confirming that the planning application for our replacement of a dilapidated timber bungalow in a National Park has been submitted. Now the fun begins!!

    Now all we have to do is wait to see we pass all the validation tests prior to it being 'officially' entered into the online system. A neighbours validation took 3 months before being rejected.

    "Normally, most minor and small-scale applications should be validated within three to five working days from the date of receipt. Major applications should be validated within 10 working days."

    It seems that you can Appeal non-validation after the normal period for determination has expired.

    Good luck, hope it's as easy as my experience with planners.

    Validated in about a week then determined (positively) 6½ weeks later with one condition which had been on the original planning in principle removed.

    And in the real world 6 weeks for our first application and 8 weeks for the second although to be fair they did say right at the start they had a 3 week backlog.

    My Planning App was a "major project".

    Validation was one day (and there were about 8 or 9 different documents), but we were on the case quite heavily. I asked them beforehand how long it would take, then appeared at the Council Reception at the declared time asking to see a copy and what the number was. It appeared that afternoon.

    We had a Town Planner on the job, so had the i's dotted and ts crossed in the app.

    Rejection by the Committee was after 5 months in the face of an Officer Recommendation, after 2 cycles of "we expect to make the next committee meeting" and extension requests. That seems to have been quite quick for similar developments.

    Great news, our planning application has been passed without a hitch, and only three conditions,

    Start within three years.
    Build as set out in the submitted plans.
    Roof slates as per the local colour and materials, laid in diminishing courses.

    Well done - ours went through similarly with conditions that matched what we had proposed anyway to make it match the vernacular - the ease in which it did so made me think "bugger, should have asked for more!"

    Now the fun starts! Are you going to do a blog or anything?

    I had wondered, but I'm not a natural at such things. I follow the guy who writes the " life at the end if the road" blog and he makes the mundane interesting. I'll have to give it some thought.
